First Interstate Development Development will develop 85 acres in Avon under C-2 zoning as defined by Lorain County Common Pleas Court Judge Thomas Janas on June 8, 1998. According to First Interstate President Mitchell Schneider: "This is an exceptional piece of property in an exceptional location in an exceptional community ... where there is significant residential growth with high social economic demography."
Ground will be broken in the spring of 1999 for two projects using about 20 acres. Avon Business Park will be built on a 9.5-acre parcel of land fronting on the north side of Detroit Road just east of SR-83. The land is known as the Bennett parcel, formerly Schmetzer's Nursery.
The other project, Park Square Shopping Center, will be built on a 9.9 acre parcel of land fronting on the north side of Detroit Road east of SR-83 and just east of the Bennett property. First Interstate has stated that, considering the investment already expended, development is mandatory.
About 900,000 square feet of retail development are planned for the 85 acres in parcels of various shapes and sizes starting with Avon Business Park and Park Square Shopping Center. The parcels comprising the remaining 65 acres will range from 2.5 acres to 7.95 acres. First Interstate may make the remaining land available to other developers for a variety of purposes. One or more automobile dealerships is a definite possibility.
